Levey Group-Led Partnership Begins Construction on Five-Building Beltway 8 Development

HOUSTON, TX (May 16, 2021) – Levey Group, a Houston-based commercial real estate investment and development company, and ANICO Eagle, a member of American National Group, Inc., have established a joint-venture partnership to develop The Business Center at Five Corners, a Class-A, five-building project along Beltway 8 in the burgeoning southwest Houston industrial submarket.

Located on a 44-acre site inside Beltway 8 between Post Oak Road and Hiram Clarke, the five buildings combine to span 542,090 square feet suitable for single and multi-tenant configurations. The property offers more than one-half mile of Beltway 8 frontage. Burton Construction, general contractor for the project, has begun site preparation with completion expected in the first quarter of 2022.

“Many users of warehouse and distribution space are looking for a modern building design, frontage road visibility and access onto major thoroughfares,” notes David Ebro, president of Levey Group.

Ranging from 68,304 to 138,163 square feet, the front-load, cross-dock and rear-load buildings offer ceiling clear heights from 28-32 feet with 130-foot single-building truck-court and 210-foot shared truck-court dimensions. The property also features 595 surface parking spaces.

Located within the boundaries of the Five Corners Management District, the project was named after its geographical location where the boundaries of Houston, Missouri City, Stafford, Pearland and Sugar Land converge.

“The pandemic accelerated the growing demand for e-commerce, pushing product upstream out of big-box retail stores into warehouses for distribution direct to the consumer,” Ebro adds. “This, combined with the rapid population growth in southwest Houston, strong tenant demand, rapid absorption and strong lease rates in the sub-market all point to the future success of this development.”

An active developer of Beltway 8 properties, Levey Group currently is in the early design and development phase of East Sam Houston Business Park, a 67-acre parcel in northeast Harris County at the intersection of East Beltway 8 and C.E. King Parkway where up to one million square feet of warehouse and distribution space is planned.
