Levey Group’s Newest Beltway 8 Development, The Business Center at Five Corners, Inks First Leases

HOUSTON, TX (September 13, 2022) – Houston-based Levey Group secures four tenants totaling 151,316 square feet of leased space inside its newly completed Beltway 8 development, The Business Center at Five Corners.

The company’s Class-A, five-building, 550,000 square foot project situated on 44-acres in Southwest Houston features more than one-half mile of Beltway 8 frontage between Post Oak Road and Hiram Clarke.

Sun Mark Stainless, Inc. (the American subsidiary of India based Sun Mark Stainless Private Limited) a manufacturer and distributor of stainless steel welded pipes and tubes established its second Texas facility inside the project by signing a full-building lease for 68,670 square feet.

Additionally, Texas Exposition Services who offers a range of services for trade shows, conferences, corporate events and social gatherings throughout the state of Texas leased 52,000 square feet inside Building 5; and LHR Services & Equipment, a distributor of personal protective equipment and monitoring systems for the energy, engineering, marine and petrochemical industries leased 18,000 square feet alongside Miami based Universal-1 Imports, a wholesaler of groceries and related products who leased 12,646 square feet inside Building 4.

The four leases represent 28 percent of the project’s leasable space after only 45 days of achieving shell-completion.

Gary Greenberg, chief operating officer of Levey Group, says the company is extremely pleased with the leasing activity at The Business Center at Five Corners. “We have a great starting roster of signed leases, and an encouraging number of LOIs from numerous tenants expressing interest in the park.”

The Business Center at Five Corners is a joint-venture partnership formed by Levey Group and ANICO Eagle, a member of American National Group, Inc.

Ranging from 69,000 to 139,000 square feet, the five buildings total 550,000 square feet. The project offers a range of front-load, cross-dock and rear-load configurations, with ceiling clear heights ranging between 28-32 feet, with 130-foot single-building truck-court and 210-foot shared truck-court dimensions.

The company’s progressive project design incorporated multiple electric-vehicle (EV) charging stations and a designated parking area for future EV fleet charging. Additional sustainability measures include LED lighting fixtures both inside and outside the warehouses, reflective white “cool” TPO roofing, low-E argon-gas filled double-pane windows, reflective white interior walls, and the use of only low-VOC paints.
