This opportunistic land assemblage, sourced through one of Levey Group’s broker relationships, faced numerous challenges including floodplain, pipeline easements, and an enclosed and abandoned gas metering station that obstructed the view and use of the property. Levey obtained consents from two pipeline operators to pave and encroach over the easements, maximized coverage by strategically straddling the pipelines with detention and mitigation ponds, and received approval to dismantle the gas metering station, transforming a seemingly undevelopable parcel of land into a vibrant 5-building business park.
